Recreational vehicle enthusiasts looking for a camping spot along the Yuba River may soon have a new place to stay.

Developers have plans to convert a 113-acre site along Simpson Lane into a 200-space RV park with an existing 30-acre lake and a 7-acre lake. The Lake Marysville RV Resort, as it would be called, sits west of Marysville Raceway Park.

The State Reclamation Board gave its approval Friday for a special permit for builder Milton Miner to develop the site since it is in a flood project zone.

The project now needs Yuba County Planning Commission approval. The commission will consider issuing a conditional permit on May 16. That meeting will take place in the Board of Supervisors chambers at the Yuba County Government Center, 915 Eighth St. in Marysville.

“The initial study is out for review,” said Yuba County planner Dan Cucchi.

The project will occur in two phases: The first phase will include 100 recreational vehicle sites, 100 camping sites, lavatory units, laundry facilities, a recreational vehicle dump station, fixed-barbecue units and picnic tables, swimming beach, recreation room, manager’s office and a kiosk for guest check-in.

The second phase will include 100 additional recreational vehicle sites, a second lavatory unit and marine facilities including docks for fishing access.

The developers plan to pave a road and install stone planters at the entry and center aisle with landscaping improvements.

The project was initially approved in August 2002, but Miner didn’t start any work on the property, so the permit expired, Cucchi said.

The project only needs approval from the Planning Commission unless the item is appealed to the Board of Supervisors.

The Audubon Point RV Park and Mini Storage isn't scheduled to open until Tuesday, but RV campers have already begun making inquiries.
"I'm excited to get it going, but I'm scared too," said Keith Russell of Jackson.

"We've been in the mini storage business for 15 years, but this is the first time out in the RV park business. I believe we're going to be a big success.
"It's a tremendous location and the city has been fantastic to work with," he said.

Audubon Point is on 29.64 acres on the east side of U.S. 51, just south of Nail Road.

Russell, 59, a native of Brookhaven, said he chose Horn Lake for his first RV park "because it's one of the hottest real estate areas in the country."

He expects the RV park will cater to construction crews and to youth baseball teams competing at Snowden Grove Park in Southaven or Latimer Lakes Park in Horn Lake.

"We're limited to a maximum 45-day stay at one time, but we'll also have pads available for the overnight transient RV campers," he said.

"No one is going to be able to make this home, but it's going to be very nice for those who stay with us periodically."

Altogether, there are 114 concrete pads available for RV's, all with 50-amp electrical service.

The park has a large swimming pool, a bathhouse, a commercial laundry and a dog walk.

Russell said his business plan projects 80 percent occupancy at the RV park within three years.

"Our prime seasons will be summer and fall, but we expect that we will have construction workers throughout the year because of all the construction taking place in the county."

The park will be fully covered by security cameras, he said.

The mini storage facility will have both regular bins and climate-controlled storage.

"We have 980 containers ranging from 5 feet by 5 feet up to 20 by 20," Russell said.

The projected opening day for the mini storage is May 15.

The RV park "should generate a lot of cash business for stores in Horn Lake and Southaven," he said.

Russell's planned unit development for the RV park and mini storage also includes 5.69 acres of commercial space.

"All of the commercial space will have C-4 usage," Horn Lake planning director Anita Rainey said.

"That allows for such businesses as restaurants, ice cream stores, gift shops, bakeries, sporting goods stores, indoor recreation or convenience stores.

"What we're hoping for in that area are businesses that are walkable from the RV park. In addition to the other businesses, any kind of personal service business could also go there -- like a beauty salon or barber shop."

Altogether, Rainey said the commercial space would create about 60,000 square feet of retail business.

"My plan is to get both the RV park and the mini storage up and running before we get involved with the commercial space," Russell said.

Lee Smith, a retired Marine master sergeant, will manage the RV park, and Judy Clark, a veteran in the mini storage business, will manage the mini storage facility, Russell said.

This Motor Home is a 2005 Fleetwood Discovery, 39-foot, triple slider w/awnings, with a 330 HP Diesel (pusher) Caterpillar C7 Engine, 6-speed Allison programable transmission all on a Freightliner Chassis. Services and it is for a complete (Platinum) coverage for 7 years/ 50,000 miles and was put in affect on 12-9-2004. This service policy is good until 12-9-2011 and has 46,489 miles left and is completely transferable.
On 4-1-07 the NADA guide for motor homes showed that my motor home alone, without anything else is worth $172,470. The listed value is for a vehicle in average condition and low mileage, in which this motor home is in near new condition and has very low mileage. It can be found that a new Discovery is selling for over $210,000 and depending on what options you get; it may be even a higher price. Ours had a listed cost at $198,900 for a 2005 model.

Due to sudden poor health and high medical bills for both myself and my wife, we have had to forget about our dreams of traveling the United States and we have decided regretfully to sell our motor home. I currently have a loan on the motor home, which makes it very important for us to get as close as the asking listed price. ELKHART, Ind.--(BUSINESS WIRE)--Coachmen Industries, Inc. (NYSE: COA) today announced its financial results for the first quarter ended March 31, 2007.

“At the bottom line, results for the first quarter were very disappointing. However, much of this was due to events which we do not expect to re-occur, and generally due to the continued contraction of the markets in both our industry segments. Further, increases in market share on the RV side, and the coming on line of several projects on the Housing side, make us feel confident that these results will not be repeated in the second quarter,” commented Rick Lavers, Chief Executive Officer. “Compounding last year’s market declines, for the first two months of 2007, total industry shipments of all RV types fell 16.3%, while in housing, single-family housing starts fell 24.6% from March 2006. These declines exacted a severe penalty on our financial results. Nonetheless, in the face of these market conditions, it is extremely encouraging that in the most current Industry data, through February we achieved retail market share gains in both Class C and Rear Diesel Class A motorhomes. Further, total company sales increased sequentially month over month in the first quarter of 2007. We reduced finished goods inventory levels by $4.2 million from last quarter. In addition, we managed our balance sheet, reducing our debt levels and managing working capital, resulting in $4.1 million in operating cash flows for the quarter.”

Sales for the first quarter were $130.2 million, 19.9% less than the $162.6 million reported for the same period last year. Gross profits declined as a result of increased discounts on RVs and reduced operating leverage with lower production levels. Warranty expense declined by $1.1 million from the first quarter of 2006, however as a percent of sales, warranty expense increased due to the lower revenue levels. Selling, general and administrative expenses increased $4.0 million from last year, but the first quarter of 2006 included legal settlements that reduced total SG&A expenses last year by $3.6 million. The remaining $0.4 million increase in SG&A expenses was largely the result of costs associated with the introduction of new products at the Housing Group during the quarter. Pre-tax loss for the first quarter was $10.4 million compared with a pre-tax profit of $0.6 million in 2006. Results for the first quarter of 2007 include pre-tax gains on the sale of assets of $0.4 million whereas results for the prior year’s first quarter included gains on the sale of assets of approximately $2.7 million. At the bottom line, the Company reported a net loss from continuing operations of $10.4 million, or $0.67 per share, versus net income from continuing operations of $0.4 million, or $0.03 per share in the first quarter of 2006.

During the first quarter, the Company also altered its method of reporting delivery income and expense to make its financial statements more comparable to its industry peers. Beginning in 2007, delivery expenses will be included in the cost of goods sold, while delivery income will remain in total revenues, causing reported gross profit and operating expenses to decrease, however the bottom line results are unchanged. Results from the prior year’s quarter have been adjusted to reflect the current method of accounting for delivery income and expense.

Recreational Vehicle Segment

“The RV Group’s financial results for the first quarter were far below our goals, largely due to soft market conditions resulting in an incentive rich selling environment. Even so, the changes to our products and organizational structure undertaken in late 2006 began to show encouraging results in the quarter. The positive reception to our new product offerings resulted in retail market share gains in Rear Diesel Class A and Class C motorhomes as well as growing momentum in our fifth-wheel and sport utility trailer offerings which should bolster future revenues,” said Michael R. Terlep, President of the Coachmen RV Group. “Despite these positive developments, the Group’s margins were sharply reduced due largely to a selling environment replete with discounts and incentives coupled with a shift to lower priced units and much lower production levels.”

The Company’s Recreational Vehicle Group reported sales of $104.2 million during the first quarter of 2007, down 13.1% from the $119.9 million reported for the comparable period last year. Gross margins for the RV Group fell due to increased discounts and lower operating leverage and fixed overhead absorption with lower capacity utilization levels. The Group’s operating expenses increased over the first quarter of 2006 due mainly to legal settlements that reduced net operating expenses in the prior year as well as increased sales incentives in the current year. The RV Group generated a pre-tax loss from continuing operations for the quarter of $8.0 million compared with a pre-tax loss of $2.7 million for the year-ago quarter. The Group effectively managed its inventory to avoid a build-up of product. RV Group finished goods inventory was reduced by $5.4 million from the end of 2006 and now stands at the lowest level since the third quarter of 2003, at $29.7 million, consisting virtually entirely of current model products.

Housing and Building Segment

The continued nationwide softening of the housing market along with unusual winter weather patterns created an especially challenging environment for the Housing and Building Group, particularly in its core Midwestern markets. In addition, timing of initial deliveries of the Ft. Bliss project was delayed into the second quarter, resulting in lower revenues and profits in the first quarter. “We are making steady progress in our strategy of pursuing growth opportunities beyond our traditional scattered-lot single-family business,” commented Housing Group President Rick Bedell. “We started production of the second phase of the Fort Bliss barracks project at our Iowa plant, we are continuing our efforts to grow our traditional business with new products and we remain focused on controlling costs and enhancing margins.” In March, the Group introduced its new Craftsman home collection which generated an enthusiastic response by its builders. The Craftsman collection supplements the entry-level Harwick collection introduced late in the fourth quarter.

For the quarter, the Group reported sales of $26.1 million, down 38.9% from $42.7 million in the first quarter of 2006 due in large part to the continued weakness in single-family housing, particularly in the Midwest. With the lower sales level, and costs associated with initial production of several larger projects which will not be recouped until delivery, gross profit fell to $2.3 million, or 8.8% of sales from $5.1 million, or 12.0% of sales in the first quarter of 2006 while operating expenses were flat compared to last year. Accordingly, the Group generated a pre-tax loss of $2.7 million, compared with a pre-tax profit of $0.1 million for the year-ago quarter.

The last thing developer Urban West expected when it bought Anaheim’s Travelers World RV Park last July was to be opening a revamped RV park on the site.

That’s exactly what the developer will be doing in a few weeks.

A more glamorous project was envisioned for the 12-acre, West Ball Road location: Parc Anaheim, a 449-home project close to Disneyland Resort. The homes were to be centered around two 10-story towers.

But as part of the fallout from Walt Disney Co.’s battle with the city of Anaheim and other developers over proposed housing projects in the Anaheim Resort District, Urban West now is going with a “defensive strategy” for the time being, President David DiRienzo said.

That means reopening the RV site, which was shuttered late last year, while entitlement and legal issues are sorted out. The RV park will reopen in May under a new name: Anaheim RV Village. Urban West also put in about $1 million in improvements to the site.

“We never bought it as an RV park,” DiRienzo said. “But the partnership made the decision that as we go through the entitlement process it makes sense (to bring in some funds).”

Housing still is the goal, he said.

Even without opposition, Urban West expected it to take a few years to get permits for its plan. Now, with Disney actively opposing housing near the resort area, a timeframe is harder to figure out, according to DiRienzo.

Disney’s Case

Disney, backed by other Anaheim tourism businesses, has sued the city, opposing plans to build houses and condos near its theme parks. Homes don’t fit well with the area’s hotels, shops and other tourist venues, and could impact the tax base for the area, opposers say.

Housing development also could impact Disney’s plan for a third theme park.

Most of the opposition has been toward Irvine-based SunCal Cos.’ proposal to build 1,500 homes near the resort. A February City Council vote on the SunCal plan ended up in a disputed deadlock, leading to the lawsuit.

Other developers eyeing the resort area also are feeling the heat from the dispute.

Newport Beach-based Renaissance Pacific Properties LLC has plans for a 20-story tower on South Harbor Boulevard that would include 250 condos along with a 375-room hotel.

So far, the plan is still a go. The company is in the early process of applying for permits and entitlements, according to Michael Capaldi, a principal with Renaissance Pacific.

With Disney’s opposition to homes near its resort, “where it all comes out, who knows,” Capaldi said.

O’Donnell/Atkins, which helped put together SunCal’s Anaheim land buy last year, thinks an agreement that benefits all parties can be worked out.

“There was not nearly the interest or momentum in effectuating truly mixed-use development when the resort area plan was drafted as exists now,” said Tom Reimers, O’Donnell/Atkins senior vice president.

“There is a great opportunity here—crafting a site plan that will complement and support existing resort area development while providing for a more well-rounded, long-term land use pattern in the area,” Reimers said.

Capaldi said his big hope is that a compromise, brokered by Mayor Curt Pringle, will put an end to the litigation, and allow his project’s combination of luxury hotel rooms and condos to be built at the site of a former Toys “R” Us store.

“The bottom line is unless you have a residential component, it’s hard to justify building a hotel in the area,” Capaldi said.

Urban West’s DiRienzo thinks the location of his company’s Parc Anaheim project—one of the first big Anaheim residential projects recently proposed outside the city’s Platinum Triangle area—should help its eventual approval.

The site is technically part of the Anaheim Resort District, even though it falls on the opposite side of the Santa Ana (I-5) Freeway, from where Disneyland is.

“The north side of the 5 doesn’t support tourism—we don’t see ourselves as part of the resort,” DiRienzo said.

“We’re completely perplexed” by Disney’s challenge of Parc Anaheim, he said.

Tips : How to buy an RV?

Buying an RV can be as complicated as buying a home. Start with the basics--running water, cooking and bathroom facilities, and a power source--then explore amenities such as entertainment systems, kingsize beds and even hot tubs. Now you're ready to bust out the Willie Nelson and hit the road.


Instructions

STEP 1: Understand that RVs are usually designated by length. The longer the RV, the more opulent and expensive. Height and width measurements do not vary significantly.

STEP 2: Remember that you need to drive the RV. What size vehicle can you handle confidently? Are you comfortable backing up? Will your spouse be comfortable driving it? Do you need a special license in your state?

STEP 3: Decide on which class vehicle is right for you. Class A motorized models are the largest. Class B motorized models are modified and have expanded van conversion: They are smaller, with better mileage, but you may sacrifice some comfort and amenities. Class C motorized RVs are even smaller and have a bed over the cab. The largest towable RVs are travel trailers, up to 35 feet (10.7 m) long. Fold-out camper trailers are smaller. A truck camper, fit to the back of a pickup, is considered a towable RV. If you already own a truck, this type may make the most sense.

STEP 4: Class A motorized models start at about $100,000. Class B range from $42,000 to $68,000. Class C models are about $50,000 to $100,000. Folding camper trailers and truck campers start at about $4,000, while larger travel trailers start at $9,000.

STEP 5: Negotiate the purchase price as you would with a car; in fact, you may have even more room to bargain. There are far more RV manufacturers than car manufacturers; use this competition to your advantage. If you can't find the style and options you want at a price that you think is reasonable, keep looking.

STEP 6: Go to an RV show. These are frequently advertised in newspapers and on TV. Talk to owners, dealers and other shoppers.

STEP 7: Try before you buy. Two of the largest rental operations in the United States are El Monte RV (elmonte.com) and Cruise America (cruiseamerica.com). Prices run from $90 to $200 per day (depending on the model) and peak in the summer.

STEP 8: Ask for deals. Most manufacturers offer rebates and significant kickbacks to dealers, who will pass along some or all if they think it will make a deal. Late summer is the best time to shop, as dealers are looking to get rid of the previous year's stock.

ELKHART, Ind., April 11 -- Patrick Industries, Inc. (Nasdaq: PATK) has agreed to acquire Adorn, LLC ("Adorn"), a manufacturer and supplier of interior components to the recreational vehicle ("RV") and manufactured housing ("MH") industries. Patrick expects to close the acquisition within six to eight weeks and expects the acquisition to be accretive to earnings in 2007.

Adorn, which is based in Elkhart, Indiana and recorded approximately $240 million in revenue in 2006, manufactures and supplies laminated wall paneling, cabinet doors and other interior components primarily to the RV and MH industries. Adorn also manufactures and supplies a variety of laminated products and slotwall for the industrial market. Adorn has three facilities in Elkhart, as well as manufacturing facilities in eight other states. Paul Hassler, President and CEO of Patrick Industries, said, "Adorn's products provide a strong complement to our existing product lines, while broadening our reach in the industrial sectors." With Patrick Industries reporting 2006 revenue of $348 million, the combined entities together account for approximately $588 million in total revenue. "This acquisition will result in a nearly 70 percent increase in our top line, and we intend to maximize synergies through an effective transition plan to further drive profitability," Mr. Hassler said.

"Adorn provides an exceptional fit within the framework of our strategic plan, which includes organic and acquisition growth to increase shareholder value," said Mr. Hassler. "We and the Adorn management team are excited to bring these two companies together and combine our efforts toward industry 'best practices.'" The synergies of the combined companies are expected to include logistics, personnel, product base, purchasing, manufacturing efficiencies and increased capacity utilization, among others. Mr. Hassler commented, "We feel this business combination will result in Patrick Industries, Inc. becoming a premier manufacturer and distributor of building and component products to the RV and MH industries."

Adorn has been a portfolio company of Linsalata Capital Partners since February 2000. Eric V. Bacon, Senior Managing Director at Linsalata, said, "Combining forces with Patrick and its management team is a logical step for these two companies and provides an excellent opportunity for Adorn and its management team."

The acquisition will be funded through both debt and equity financing, which will be structured to provide additional liquidity to facilitate the combined companies' future growth plans and working capital needs. Patrick has entered into a commitment letter with J.P. Morgan Securities Inc. and JP Morgan Chase Bank, N.A. for a senior credit facility comprised of a revolving credit loan and a term loan. Additional financing for the acquisition will be provided by Tontine Capital Partners, L.P. and its affiliates ("Tontine"). Tontine, a significant shareholder of Patrick, has agreed to purchase 980,000 shares of Patrick common stock in a private placement at a purchase price of $11.25 per share and to provide additional interim debt financing in the form of senior subordinated notes.

Following the closing of the Adorn acquisition, Patrick intends to raise up to approximately $20 million of additional equity capital by means of a rights offering of common stock to its shareholders. The rights to be distributed will permit Patrick shareholders as of the to-be-determined record date to purchase additional shares of Patrick common stock at the same $11.25 per share paid by Tontine in the private placement. Proceeds from the rights offering are expected to be applied to repayment of debt, including the senior subordinated notes.

Starting July 1, the ban will be lifted that prohibited out-of-state recreational vehicle dealers from selling RVs at Wyoming rallies.

The new law, passed this winter by the Legislature, would directly benefit Cam-plex, which hopes to attract more RV rallies because of it, and Campbell County and Wyoming, which benefit from increased taxes on those sales.

The bill was sponsored by state Sen. John Hines, R-Campbell County, at the request of Cam-plex, a frequent host of RV rallies in the summer. The new law provides temporary seven-day sales permits to out-of-state dealers.

“The benefit locally and statewide is in the tax revenue generated by those attending,” said state Sen. Michael Von Flatern, R-Campbell County. “The sales tax in the local area rises dramatically for that week, but equally important is that the whole state sees a boost in sales tax through campground use, groceries and fuel purchase, etc., and admission to our state and national parks.”

Hines echoed the sentiment.

“RV rallies bring a lot of people into the state,” he said. “There is a lot of benefit to the tourism and travel industry. The tourism business is big business for Wyoming overall.”

Unfortunately, government coffers won’t get that boost this summer. Cam-plex will not be hosting a rally of the size and magnitude usually required to attract out-of-state dealers this summer.

Despite the praise for the idea, the bill failed when it was introduced in the Senate a year ago because of its effect on in-state dealers.

But it was assigned for study to the Transportation Interim Committee, on which Von Flatern served.

“Over the interim, we listened to the opposition and supporters and crafted a bill that was fair to all concerned,” Von Flatern said.

When it went in front of the committees in the House and Senate during this year’s session, there was little to no opposition because of those protections.

The revised bill provides protections for in-state dealers. Provisions include:

- Wyoming dealerships have a first right of refusal. This means they can say “yes” to buying a spot at a rally before the option is given to any out-of-state dealers.

- The permits are good for only seven days and out-of-town dealers may only get three permits a year.

- Dealers must pay $500 for the permit, and $50 for two demonstration license plates and $5 for 10 temporary permits to be issued to buyers.

Not all RV dealers in the area are sure how it will affect their business.

“I don’t know of all the particulars,” said Louise Carroll, owner of Carroll’s Trailerland. “I don’t know if there’s anything anyone can do about it now. But if it’s as limited as they say it is, I don’t think it can hurt any of us.”

Carroll also said that, while the RV rallies are in town, her business gets more work than it can handle and it also sells quite a few RVs.

Phil Stahla, owner of Eastside Motors and RVs Inc., viewed the legislation as both good and bad.

“The negative is that you have out-of-state dealers come in and sell their units in our territory,” he said. “But it is good for the county because it brings in revenue for the county.

“It brings us business, too, because we do a lot of parts business.”

The bigger RV rallies bring in bigger RVs, and Eastside is not a big motorized dealer. Stahla said they mostly deal in non-motorized units like fifth-wheels and pop-up trailers.

Overall, though, Stahla said he was “glad to see the legislation go through” even though it “helps our parts business but hurts our sales.”

Patrick Utecht, camper manager at Great Western Auto Brokers, was skeptical at first, but now doesn’t think the law will be too bad.

“I don’t know that it’s going to have a great deal of impact on our business,” he said. “I kind of don’t think it will affect us all that much.”

- Wyoming is one of five or six states that has legislation allowing out-of-state dealers to obtain temporary sales permits to sell in their RVs in Wyoming. “That puts us high on the list that larger rallies will look at to go to,” said Cam-plex General Manager Dan Barks,

- In 2000, Cam-plex hosted 5,406 RVs during a rally in an area that was 2 1/4 miles by one-half mile. “We felt we could’ve handled more,” Barks said.

- This year, Cam-plex will host about 1,200 units at one rally, while next year about 1,500 units are expected during a single rally.

With spring here, summer can't be far away, and that means vacation time. Many of us will travel short and long distances, seeking new adventures or a well-deserved reprieve from life in the fast lane. One way to reach those destinations is by motorhome, even with the high price of gasoline. Just ask Grass Valley's Mark and Judi Christensen.

The Christensens purchased their used motorhome last fall on eBay, then flew to Arizona to inspect the vehicle before closing the sale and driving it home. After arriving in Grass Valley, the motorhome underwent a few minor maintenance repairs and alterations, including the addition of a hydro-lift to hold their Harley-Davidson on the back of the RV (recreational vehicle). They can still tow a vehicle or trailer, if necessary Ð "take all the toys," Mark says with a grin.

Motorhoming has a few advantages over other forms of vacation travel for the Christensens. "You're in your house, driving in your house," Mark says. "You have the benefit of being able to see the beautiful countryside, your food's right there, ready to go, a nap if you need it, the bathroom." And their faithful canine companion, Freeway, gets to go with his owners too.

In spite of today's rising cost of gasoline, Mark says their motorhome is still a vacation value. "The motorhome's an enjoyable way to go. It's actually more comfortable than riding in the car. You have all the room you need; my hotel's right here." Their motorhome has a full kitchen, bathroom with shower (very tight fit!), a regular bed and seating that becomes an additional sleeping area, if necessary. Judi keeps the motorhome stocked and ready to go at a moment's notice.

Their inaugural trip took the Christensens to Fort Bragg, where they stayed at MacKerricher State Park and later, Casper Beach RV Park. The RV park had full hookups and an access to the beach "right across the street". The Christensens carry a book with them that lists RV parks and locations throughout the United States, making trip planning an easy task. It includes the amenities at each location, such as electricity and wi-fi hookups. "If you're at one place, you can email to another and get reservations, and then you can take off and go there," Mark said.

Recently the Christensens attended their first NASCAR race, deciding to join 1,250 other motorhomers in the Las Vegas Motor Speedway's infield. Spaces were only 15 feet wide and 45 feet long, making for tight quarters and the making of many new friends. "You park the best you can and help each other out," Mark said. "It's a big party, it's big fun, very family-oriented too. It was respectful of kids; they could walk around in there and not get hurt or bothered. It was a very good experience."

Avid Ford fans, the Christensens were parked next to Chevrolet supporters, prompting a weekend full of practical jokes and good-natured teasing. "You're up on the top of your RVs and screaming back and forth at each other, trying to scream back and forth at each other with the sound of the (race) cars going around," Mark chuckles, "pinning 'I love Fords' on the Chevy-lover's RV, all around it." They had so much fun on that trip that other racing events are definitely in their future.

And although he hasn't figured out a cost comparison between a motorhome vacation and other methods of travel, Mark says, "If you have to worry about the cost of gas, you can't afford to go."

Upcoming events: Roseville's All American Speedway begins its 2007 season on Saturday, April 7th. Now a NASCAR-sanctioned track, the speedway reports that at least 27 Late Model cars are on the roster for the NASCAR Whelan All-American Series event, NASCAR's number one weekly short track program. Fleetwood to Close Factories

Recreational vehicle enthusiasts looking for a camping spot along the Yuba River may soon have a new place to stay.

Developers have plans to convert a 113-acre site along Simpson Lane into a 200-space RV park with an existing 30-acre lake and a 7-acre lake. The Lake Marysville RV Resort, as it would be called, sits west of Marysville Raceway Park.

The State Reclamation Board gave its approval Friday for a special permit for builder Milton Miner to develop the site since it is in a flood project zone.

The project now needs Yuba County Planning Commission approval. The commission will consider issuing a conditional permit on May 16. That meeting will take place in the Board of Supervisors chambers at the Yuba County Government Center, 915 Eighth St. in Marysville.

“The initial study is out for review,” said Yuba County planner Dan Cucchi.

The project will occur in two phases: The first phase will include 100 recreational vehicle sites, 100 camping sites, lavatory units, laundry facilities, a recreational vehicle dump station, fixed-barbecue units and picnic tables, swimming beach, recreation room, manager’s office and a kiosk for guest check-in.

The second phase will include 100 additional recreational vehicle sites, a second lavatory unit and marine facilities including docks for fishing access.

The developers plan to pave a road and install stone planters at the entry and center aisle with landscaping improvements.

The project was initially approved in August 2002, but Miner didn’t start any work on the property, so the permit expired, Cucchi said.

The project only needs approval from the Planning Commission unless the item is appealed to the Board of Supervisors.

The Audubon Point RV Park and Mini Storage isn't scheduled to open until Tuesday, but RV campers have already begun making inquiries.
"I'm excited to get it going, but I'm scared too," said Keith Russell of Jackson.

"We've been in the mini storage business for 15 years, but this is the first time out in the RV park business. I believe we're going to be a big success.
"It's a tremendous location and the city has been fantastic to work with," he said.

Audubon Point is on 29.64 acres on the east side of U.S. 51, just south of Nail Road.

Russell, 59, a native of Brookhaven, said he chose Horn Lake for his first RV park "because it's one of the hottest real estate areas in the country."

He expects the RV park will cater to construction crews and to youth baseball teams competing at Snowden Grove Park in Southaven or Latimer Lakes Park in Horn Lake.

"We're limited to a maximum 45-day stay at one time, but we'll also have pads available for the overnight transient RV campers," he said.

"No one is going to be able to make this home, but it's going to be very nice for those who stay with us periodically."

Altogether, there are 114 concrete pads available for RV's, all with 50-amp electrical service.

The park has a large swimming pool, a bathhouse, a commercial laundry and a dog walk.

Russell said his business plan projects 80 percent occupancy at the RV park within three years.

"Our prime seasons will be summer and fall, but we expect that we will have construction workers throughout the year because of all the construction taking place in the county."

The park will be fully covered by security cameras, he said.

The mini storage facility will have both regular bins and climate-controlled storage.

"We have 980 containers ranging from 5 feet by 5 feet up to 20 by 20," Russell said.

The projected opening day for the mini storage is May 15.

The RV park "should generate a lot of cash business for stores in Horn Lake and Southaven," he said.

Russell's planned unit development for the RV park and mini storage also includes 5.69 acres of commercial space.

"All of the commercial space will have C-4 usage," Horn Lake planning director Anita Rainey said.

"That allows for such businesses as restaurants, ice cream stores, gift shops, bakeries, sporting goods stores, indoor recreation or convenience stores.

"What we're hoping for in that area are businesses that are walkable from the RV park. In addition to the other businesses, any kind of personal service business could also go there -- like a beauty salon or barber shop."

Altogether, Rainey said the commercial space would create about 60,000 square feet of retail business.

"My plan is to get both the RV park and the mini storage up and running before we get involved with the commercial space," Russell said.

Lee Smith, a retired Marine master sergeant, will manage the RV park, and Judy Clark, a veteran in the mini storage business, will manage the mini storage facility, Russell said.

ELKHART, Ind.--(BUSINESS WIRE)--Coachmen Industries, Inc. (NYSE: COA) today announced its financial results for the first quarter ended March 31, 2007.

“At the bottom line, results for the first quarter were very disappointing. However, much of this was due to events which we do not expect to re-occur, and generally due to the continued contraction of the markets in both our industry segments. Further, increases in market share on the RV side, and the coming on line of several projects on the Housing side, make us feel confident that these results will not be repeated in the second quarter,” commented Rick Lavers, Chief Executive Officer. “Compounding last year’s market declines, for the first two months of 2007, total industry shipments of all RV types fell 16.3%, while in housing, single-family housing starts fell 24.6% from March 2006. These declines exacted a severe penalty on our financial results. Nonetheless, in the face of these market conditions, it is extremely encouraging that in the most current Industry data, through February we achieved retail market share gains in both Class C and Rear Diesel Class A motorhomes. Further, total company sales increased sequentially month over month in the first quarter of 2007. We reduced finished goods inventory levels by $4.2 million from last quarter. In addition, we managed our balance sheet, reducing our debt levels and managing working capital, resulting in $4.1 million in operating cash flows for the quarter.”

Sales for the first quarter were $130.2 million, 19.9% less than the $162.6 million reported for the same period last year. Gross profits declined as a result of increased discounts on RVs and reduced operating leverage with lower production levels. Warranty expense declined by $1.1 million from the first quarter of 2006, however as a percent of sales, warranty expense increased due to the lower revenue levels. Selling, general and administrative expenses increased $4.0 million from last year, but the first quarter of 2006 included legal settlements that reduced total SG&A expenses last year by $3.6 million. The remaining $0.4 million increase in SG&A expenses was largely the result of costs associated with the introduction of new products at the Housing Group during the quarter. Pre-tax loss for the first quarter was $10.4 million compared with a pre-tax profit of $0.6 million in 2006. Results for the first quarter of 2007 include pre-tax gains on the sale of assets of $0.4 million whereas results for the prior year’s first quarter included gains on the sale of assets of approximately $2.7 million. At the bottom line, the Company reported a net loss from continuing operations of $10.4 million, or $0.67 per share, versus net income from continuing operations of $0.4 million, or $0.03 per share in the first quarter of 2006.

During the first quarter, the Company also altered its method of reporting delivery income and expense to make its financial statements more comparable to its industry peers. Beginning in 2007, delivery expenses will be included in the cost of goods sold, while delivery income will remain in total revenues, causing reported gross profit and operating expenses to decrease, however the bottom line results are unchanged. Results from the prior year’s quarter have been adjusted to reflect the current method of accounting for delivery income and expense.

Recreational Vehicle Segment

“The RV Group’s financial results for the first quarter were far below our goals, largely due to soft market conditions resulting in an incentive rich selling environment. Even so, the changes to our products and organizational structure undertaken in late 2006 began to show encouraging results in the quarter. The positive reception to our new product offerings resulted in retail market share gains in Rear Diesel Class A and Class C motorhomes as well as growing momentum in our fifth-wheel and sport utility trailer offerings which should bolster future revenues,” said Michael R. Terlep, President of the Coachmen RV Group. “Despite these positive developments, the Group’s margins were sharply reduced due largely to a selling environment replete with discounts and incentives coupled with a shift to lower priced units and much lower production levels.”

The Company’s Recreational Vehicle Group reported sales of $104.2 million during the first quarter of 2007, down 13.1% from the $119.9 million reported for the comparable period last year. Gross margins for the RV Group fell due to increased discounts and lower operating leverage and fixed overhead absorption with lower capacity utilization levels. The Group’s operating expenses increased over the first quarter of 2006 due mainly to legal settlements that reduced net operating expenses in the prior year as well as increased sales incentives in the current year. The RV Group generated a pre-tax loss from continuing operations for the quarter of $8.0 million compared with a pre-tax loss of $2.7 million for the year-ago quarter. The Group effectively managed its inventory to avoid a build-up of product. RV Group finished goods inventory was reduced by $5.4 million from the end of 2006 and now stands at the lowest level since the third quarter of 2003, at $29.7 million, consisting virtually entirely of current model products.

Housing and Building Segment

The continued nationwide softening of the housing market along with unusual winter weather patterns created an especially challenging environment for the Housing and Building Group, particularly in its core Midwestern markets. In addition, timing of initial deliveries of the Ft. Bliss project was delayed into the second quarter, resulting in lower revenues and profits in the first quarter. “We are making steady progress in our strategy of pursuing growth opportunities beyond our traditional scattered-lot single-family business,” commented Housing Group President Rick Bedell. “We started production of the second phase of the Fort Bliss barracks project at our Iowa plant, we are continuing our efforts to grow our traditional business with new products and we remain focused on controlling costs and enhancing margins.” In March, the Group introduced its new Craftsman home collection which generated an enthusiastic response by its builders. The Craftsman collection supplements the entry-level Harwick collection introduced late in the fourth quarter.

For the quarter, the Group reported sales of $26.1 million, down 38.9% from $42.7 million in the first quarter of 2006 due in large part to the continued weakness in single-family housing, particularly in the Midwest. With the lower sales level, and costs associated with initial production of several larger projects which will not be recouped until delivery, gross profit fell to $2.3 million, or 8.8% of sales from $5.1 million, or 12.0% of sales in the first quarter of 2006 while operating expenses were flat compared to last year. Accordingly, the Group generated a pre-tax loss of $2.7 million, compared with a pre-tax profit of $0.1 million for the year-ago quarter.

The last thing developer Urban West expected when it bought Anaheim’s Travelers World RV Park last July was to be opening a revamped RV park on the site.

That’s exactly what the developer will be doing in a few weeks.

A more glamorous project was envisioned for the 12-acre, West Ball Road location: Parc Anaheim, a 449-home project close to Disneyland Resort. The homes were to be centered around two 10-story towers.

But as part of the fallout from Walt Disney Co.’s battle with the city of Anaheim and other developers over proposed housing projects in the Anaheim Resort District, Urban West now is going with a “defensive strategy” for the time being, President David DiRienzo said.

That means reopening the RV site, which was shuttered late last year, while entitlement and legal issues are sorted out. The RV park will reopen in May under a new name: Anaheim RV Village. Urban West also put in about $1 million in improvements to the site.

“We never bought it as an RV park,” DiRienzo said. “But the partnership made the decision that as we go through the entitlement process it makes sense (to bring in some funds).”

Housing still is the goal, he said.

Even without opposition, Urban West expected it to take a few years to get permits for its plan. Now, with Disney actively opposing housing near the resort area, a timeframe is harder to figure out, according to DiRienzo.

Disney’s Case

Disney, backed by other Anaheim tourism businesses, has sued the city, opposing plans to build houses and condos near its theme parks. Homes don’t fit well with the area’s hotels, shops and other tourist venues, and could impact the tax base for the area, opposers say.

Housing development also could impact Disney’s plan for a third theme park.

Most of the opposition has been toward Irvine-based SunCal Cos.’ proposal to build 1,500 homes near the resort. A February City Council vote on the SunCal plan ended up in a disputed deadlock, leading to the lawsuit.

Other developers eyeing the resort area also are feeling the heat from the dispute.

Newport Beach-based Renaissance Pacific Properties LLC has plans for a 20-story tower on South Harbor Boulevard that would include 250 condos along with a 375-room hotel.

So far, the plan is still a go. The company is in the early process of applying for permits and entitlements, according to Michael Capaldi, a principal with Renaissance Pacific.

With Disney’s opposition to homes near its resort, “where it all comes out, who knows,” Capaldi said.

O’Donnell/Atkins, which helped put together SunCal’s Anaheim land buy last year, thinks an agreement that benefits all parties can be worked out.

“There was not nearly the interest or momentum in effectuating truly mixed-use development when the resort area plan was drafted as exists now,” said Tom Reimers, O’Donnell/Atkins senior vice president.

“There is a great opportunity here—crafting a site plan that will complement and support existing resort area development while providing for a more well-rounded, long-term land use pattern in the area,” Reimers said.

Capaldi said his big hope is that a compromise, brokered by Mayor Curt Pringle, will put an end to the litigation, and allow his project’s combination of luxury hotel rooms and condos to be built at the site of a former Toys “R” Us store.

“The bottom line is unless you have a residential component, it’s hard to justify building a hotel in the area,” Capaldi said.

Urban West’s DiRienzo thinks the location of his company’s Parc Anaheim project—one of the first big Anaheim residential projects recently proposed outside the city’s Platinum Triangle area—should help its eventual approval.

The site is technically part of the Anaheim Resort District, even though it falls on the opposite side of the Santa Ana (I-5) Freeway, from where Disneyland is.

“The north side of the 5 doesn’t support tourism—we don’t see ourselves as part of the resort,” DiRienzo said.

“We’re completely perplexed” by Disney’s challenge of Parc Anaheim, he said.

Tips : How to buy an RV?

Buying an RV can be as complicated as buying a home. Start with the basics--running water, cooking and bathroom facilities, and a power source--then explore amenities such as entertainment systems, kingsize beds and even hot tubs. Now you're ready to bust out the Willie Nelson and hit the road.


Instructions

STEP 1: Understand that RVs are usually designated by length. The longer the RV, the more opulent and expensive. Height and width measurements do not vary significantly.

STEP 2: Remember that you need to drive the RV. What size vehicle can you handle confidently? Are you comfortable backing up? Will your spouse be comfortable driving it? Do you need a special license in your state?

STEP 3: Decide on which class vehicle is right for you. Class A motorized models are the largest. Class B motorized models are modified and have expanded van conversion: They are smaller, with better mileage, but you may sacrifice some comfort and amenities. Class C motorized RVs are even smaller and have a bed over the cab. The largest towable RVs are travel trailers, up to 35 feet (10.7 m) long. Fold-out camper trailers are smaller. A truck camper, fit to the back of a pickup, is considered a towable RV. If you already own a truck, this type may make the most sense.

STEP 4: Class A motorized models start at about $100,000. Class B range from $42,000 to $68,000. Class C models are about $50,000 to $100,000. Folding camper trailers and truck campers start at about $4,000, while larger travel trailers start at $9,000.

STEP 5: Negotiate the purchase price as you would with a car; in fact, you may have even more room to bargain. There are far more RV manufacturers than car manufacturers; use this competition to your advantage. If you can't find the style and options you want at a price that you think is reasonable, keep looking.

STEP 6: Go to an RV show. These are frequently advertised in newspapers and on TV. Talk to owners, dealers and other shoppers.

STEP 7: Try before you buy. Two of the largest rental operations in the United States are El Monte RV (elmonte.com) and Cruise America (cruiseamerica.com). Prices run from $90 to $200 per day (depending on the model) and peak in the summer.

STEP 8: Ask for deals. Most manufacturers offer rebates and significant kickbacks to dealers, who will pass along some or all if they think it will make a deal. Late summer is the best time to shop, as dealers are looking to get rid of the previous year's stock.

ELKHART, Ind., April 11 -- Patrick Industries, Inc. (Nasdaq: PATK) has agreed to acquire Adorn, LLC ("Adorn"), a manufacturer and supplier of interior components to the recreational vehicle ("RV") and manufactured housing ("MH") industries. Patrick expects to close the acquisition within six to eight weeks and expects the acquisition to be accretive to earnings in 2007.

Adorn, which is based in Elkhart, Indiana and recorded approximately $240 million in revenue in 2006, manufactures and supplies laminated wall paneling, cabinet doors and other interior components primarily to the RV and MH industries. Adorn also manufactures and supplies a variety of laminated products and slotwall for the industrial market. Adorn has three facilities in Elkhart, as well as manufacturing facilities in eight other states. Paul Hassler, President and CEO of Patrick Industries, said, "Adorn's products provide a strong complement to our existing product lines, while broadening our reach in the industrial sectors." With Patrick Industries reporting 2006 revenue of $348 million, the combined entities together account for approximately $588 million in total revenue. "This acquisition will result in a nearly 70 percent increase in our top line, and we intend to maximize synergies through an effective transition plan to further drive profitability," Mr. Hassler said.

"Adorn provides an exceptional fit within the framework of our strategic plan, which includes organic and acquisition growth to increase shareholder value," said Mr. Hassler. New law lifts bans on out-of-state RV dealers selling in Wyoming

Starting July 1, the ban will be lifted that prohibited out-of-state recreational vehicle dealers from selling RVs at Wyoming rallies.

The new law, passed this winter by the Legislature, would directly benefit Cam-plex, which hopes to attract more RV rallies because of it, and Campbell County and Wyoming, which benefit from increased taxes on those sales.

The bill was sponsored by state Sen. John Hines, R-Campbell County, at the request of Cam-plex, a frequent host of RV rallies in the summer. The new law provides temporary seven-day sales permits to out-of-state dealers.

“The benefit locally and statewide is in the tax revenue generated by those attending,” said state Sen. Michael Von Flatern, R-Campbell County. “The sales tax in the local area rises dramatically for that week, but equally important is that the whole state sees a boost in sales tax through campground use, groceries and fuel purchase, etc., and admission to our state and national parks.”

Hines echoed the sentiment.

“RV rallies bring a lot of people into the state,” he said. “There is a lot of benefit to the tourism and travel industry. The tourism business is big business for Wyoming overall.”

Unfortunately, government coffers won’t get that boost this summer. Cam-plex will not be hosting a rally of the size and magnitude usually required to attract out-of-state dealers this summer.

Despite the praise for the idea, the bill failed when it was introduced in the Senate a year ago because of its effect on in-state dealers.

But it was assigned for study to the Transportation Interim Committee, on which Von Flatern served.

“Over the interim, we listened to the opposition and supporters and crafted a bill that was fair to all concerned,” Von Flatern said.

When it went in front of the committees in the House and Senate during this year’s session, there was little to no opposition because of those protections.

The revised bill provides protections for in-state dealers. Provisions include:

- Wyoming dealerships have a first right of refusal. This means they can say “yes” to buying a spot at a rally before the option is given to any out-of-state dealers.

- The permits are good for only seven days and out-of-town dealers may only get three permits a year.

- Dealers must pay $500 for the permit, and $50 for two demonstration license plates and $5 for 10 temporary permits to be issued to buyers.

Not all RV dealers in the area are sure how it will affect their business.

“I don’t know of all the particulars,” said Louise Carroll, owner of Carroll’s Trailerland. “I don’t know if there’s anything anyone can do about it now. But if it’s as limited as they say it is, I don’t think it can hurt any of us.”

Carroll also said that, while the RV rallies are in town, her business gets more work than it can handle and it also sells quite a few RVs.

Phil Stahla, owner of Eastside Motors and RVs Inc., viewed the legislation as both good and bad.

“The negative is that you have out-of-state dealers come in and sell their units in our territory,” he said. “But it is good for the county because it brings in revenue for the county.

“It brings us business, too, because we do a lot of parts business.”

The bigger RV rallies bring in bigger RVs, and Eastside is not a big motorized dealer. Stahla said they mostly deal in non-motorized units like fifth-wheels and pop-up trailers.

Overall, though, Stahla said he was “glad to see the legislation go through” even though it “helps our parts business but hurts our sales.”

Patrick Utecht, camper manager at Great Western Auto Brokers, was skeptical at first, but now doesn’t think the law will be too bad.

“I don’t know that it’s going to have a great deal of impact on our business,” he said. “I kind of don’t think it will affect us all that much.”

- Wyoming is one of five or six states that has legislation allowing out-of-state dealers to obtain temporary sales permits to sell in their RVs in Wyoming. “That puts us high on the list that larger rallies will look at to go to,” said Cam-plex General Manager Dan Barks,

- In 2000, Cam-plex hosted 5,406 RVs during a rally in an area that was 2 1/4 miles by one-half mile. “We felt we could’ve handled more,” Barks said.

- This year, Cam-plex will host about 1,200 units at one rally, while next year about 1,500 units are expected during a single rally.

With spring here, summer can't be far away, and that means vacation time. Many of us will travel short and long distances, seeking new adventures or a well-deserved reprieve from life in the fast lane. One way to reach those destinations is by motorhome, even with the high price of gasoline. Just ask Grass Valley's Mark and Judi Christensen.

The Christensens purchased their used motorhome last fall on eBay, then flew to Arizona to inspect the vehicle before closing the sale and driving it home. After arriving in Grass Valley, the motorhome underwent a few minor maintenance repairs and alterations, including the addition of a hydro-lift to hold their Harley-Davidson on the back of the RV (recreational vehicle). They can still tow a vehicle or trailer, if necessary Ð "take all the toys," Mark says with a grin.

Motorhoming has a few advantages over other forms of vacation travel for the Christensens. "You're in your house, driving in your house," Mark says. "You have the benefit of being able to see the beautiful countryside, your food's right there, ready to go, a nap if you need it, the bathroom." And their faithful canine companion, Freeway, gets to go with his owners too.

In spite of today's rising cost of gasoline, Mark says their motorhome is still a vacation value. "The motorhome's an enjoyable way to go. It's actually more comfortable than riding in the car. You have all the room you need; my hotel's right here." Their motorhome has a full kitchen, bathroom with shower (very tight fit!), a regular bed and seating that becomes an additional sleeping area, if necessary. Judi keeps the motorhome stocked and ready to go at a moment's notice.

Their inaugural trip took the Christensens to Fort Bragg, where they stayed at MacKerricher State Park and later, Casper Beach RV Park. The RV park had full hookups and an access to the beach "right across the street". The Christensens carry a book with them that lists RV parks and locations throughout the United States, making trip planning an easy task. It includes the amenities at each location, such as electricity and wi-fi hookups. "If you're at one place, you can email to another and get reservations, and then you can take off and go there," Mark said.

Recently the Christensens attended their first NASCAR race, deciding to join 1,250 other motorhomers in the Las Vegas Motor Speedway's infield. Spaces were only 15 feet wide and 45 feet long, making for tight quarters and the making of many new friends. "You park the best you can and help each other out," Mark said. "It's a big party, it's big fun, very family-oriented too. It was respectful of kids; they could walk around in there and not get hurt or bothered. It was a very good experience."

Avid Ford fans, the Christensens were parked next to Chevrolet supporters, prompting a weekend full of practical jokes and good-natured teasing. "You're up on the top of your RVs and screaming back and forth at each other, trying to scream back and forth at each other with the sound of the (race) cars going around," Mark chuckles, "pinning 'I love Fords' on the Chevy-lover's RV, all around it." They had so much fun on that trip that other racing events are definitely in their future.

And although he hasn't figured out a cost comparison between a motorhome vacation and other methods of travel, Mark says, "If you have to worry about the cost of gas, you can't afford to go."

Upcoming events: Roseville's All American Speedway begins its 2007 season on Saturday, April 7th. Now a NASCAR-sanctioned track, the speedway reports that at least 27 Late Model cars are on the roster for the NASCAR Whelan All-American Series event, NASCAR's number one weekly short track program. Longer Trailers Coming?
Supersize it? The Recreational Vehicle Industry Association (RVIA) has announced it will pursue federal legislation allowing fifth-wheel trailers to exceed the current 400-square-foot limit (and conventional trailers to exceed their present 320-square-foot limit).

Mercedes to Offer Diesels in SUVS
Mercedes-Benz plans to offer BlueTec diesel versions of the GL-Class, M-Class and R-Class SUV models in the United States in 2008. Clean-running BlueTec diesels are known for their high torque, which is well-suited to trailer towing, and for excellent fuel economy. Pricing and further details were not announced.

Fleetwood to Close Factories
Fleetwood Enterprises Inc. recently announced it will close three of its travel-trailer manufacturing plants. A total of 993 people will lose their jobs when Fleetwood closes its plants in Williamsport, Maryland; Longview, Texas; and Rialto, California, by May 1. Fleetwood also plans to open a travel-trailer plant in Mexicali, Baja California, Mexico by May.
